Welcome to the full September Fort Collins market report. Below you will find data compiled from IRES InfoSparks Market Reports–both for detached and attached residential sales in Fort Collins–and a few new listings from the month worth checking out.

Detached Homes Report

What a fall it’s been! Buyer demand is still strong as we move through fall. ShowingTime, which tracks the average number of buyer showings on residential properties, just announced that buyer showings are up 61.9% compared to the same time last year. In Fort Collins, the detached home market in September marked the beginning of the cold weather slow-down with fewer homes listing (205 compared to 247 in the previous month) and a slight decrease in closings. However, the average price per square foot is still hovering around $200 (down from $207) and looking at the average percent of original list price compared to sold price, sellers in Fort Collins are still getting 98.2% of what they are asking.

Attached Homes Report

Funny enough, the attached homes market in Fort Collins showed fewer signs of slowing down in September, with many of the stats looking the same as those from the month before. For example, there were 88 new listings and the average price per square foot is still holding at $219 (which is up 2.3% from the same time last year by the way.)
